Administration Fee

Change of occupancy fee

An administration charge of £320.83 exc. VAT will apply to any change of occupancy (per tenant/s). (£385 inc. VAT)

This fee should be divided by the new and old tenant, though this is down to you to decide amongst yourselves. This fee covers, documentation, referencing, deposit changes, etc. Tenants cannot change over if the rent is in arrears.
Any arrears must be cleared in full before a new tenant can be found. The new tenant must directly reimburse the vacating tenant for their share of the deposit; this includes working out between them if there are any damages that the existing tenant should pay for. We will continue to hold the full deposit as per the original tenancy and will ensure that the deposit registration is updated with the new tenant’s details.No new inventory checks will be carried out during a tenant transfer and therefore the new tenant must accept the original report from the commencement of the original tenancy. If they are not happy then they must agree a deduction amount from the vacating tenant’s deposit share. This should be decided between the old and new tenant. The tenant leaving must provide Coldwell Banker and the current tenants with a forwarding address.
